@Josh McCullough  most offices are ghost towns these days... most agents work from home and go to the office for meetings pick up mail etc.

You may want to decide between the more steady buy and hold or the faster pace flip to help pick a property and strategy...perhaps a full flip book like those on BP if that is the course and I have some low cost or free (at library) books on landlording if that is the next stop,in journey (see the blog post "classics of lanldord lit" on my profile)...BP has calculators for both strategies....

@Kevin Fox Not trying to be argumentative but this is what it looks like on Zillow Foreclosure data which is where I picked up the 5 I'm considering now; two of which I've already put offers in on and one which is a pocket listing that another agent is actually renting.I know what the stats say and have no reason to doubt them.
