@Patrick Daly If this is your first syndication, you have to prep up in advance in terms of investors conversations, legal structure, assembling your team: securities attorney, CPA, lender, insurance broker, etc...

I never have to chase anyone for rent, they call in advance if they need me to hold a check before depositing and it is extremely rare for me to have a NSF.

According to HUD regulations, a Section 8 tenant may not be related by blood or marriage to the owner of the unit they rent under the Section 8 program.

I say show me the money, who you are , and where we can meet in person. if anyone asks you for a dime in advance that happens to be against the law, so be careful.
