Hi Guys-Here's the story - Highly appreciate your advice,About to close on a property-Title search came up with a lien search result of a non-lienable "Expired Permit" from 10 years ago for a roof re-do that was done and apparently have not been closed with the city-However, another roof installation was done in 2012 - with a finalized permit,The seller called the city building dept. and claims that the city could not finalize the "Expired permit" it as the new recent roof installation apparently overrides the previous "Expired permit" - making this expired permit meaningless-I asked for additional 2 days to investigate the issue -How should i approach this?

They cannot do anything before we have an investigator make his report on whether the previous owner was deceased at the time of sheriff sale or not.However, I’m wondering, going forward, how do you protect yourself from this happening?
