Look at nearby markets like Katy, The Woodlands, Sugar Land etc. where home prices may be lower than central Houston, providing better cash flow potential on rentals. 

Tell them you're a cash buyer looking to buy properties and that you want to connect with wholesalers.

I understand there is the potential upside of equity appreciation, but I have typically been more interested in COC return than equity increase. 

This is the biggest red flag for sellers.Well, this sounds great for Buyers.
