I have two condos in my portfolio and I like having the HOA restrictions to help keep the community, tenants in check and the risk of the community deteriorating over time is also reduced with a well run association.Currently I live near a huge townhome complex (few hundred townhomes) that was built in the late 90's.

The bank is not requiring any seasoning, as soon as the rehab is completed they are refinancing me with portfolio loans up to 85% of the new appraised value.

Over the next two years I plan on using existing cash flows from my current portfolio to 1) continue the aggressive debt paydown on these two balloons and 2) purchase an additional 6 SFH or fewer multi-families totaling about $150,000 in total acquisition costs.The options I see are:1) current situation- continue paying off the two 6.625% mortgages over the next 28 months.

Very Low-education/High Crime/Hood areas are very risky because of the systematic risk associated with the area, mainly the inhabitants of the area.About 20% of my portfolio is low income and they are more work than the 80% of my units in more livable neighborhoods.
