It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

The seller aka bank will permit the potential buyer to contact the local utilities and have them put utilities into the buyers name for one day for the inspection which of coarse is a contingency that you’d arrange as part of the sale .

Depending on the code in your town, if you ever do any work ( by me at least ) that requires changing floor plants with permits, you need to do sprinklers and so on, so it gets crazy!

PLus ZERO % financing.. if you do not have use for the extra money a month LIke bills or something I would continue to pay this down you can own it free and clear pretty quick with zero interest.. and when its free and clear you have your self one great asset and all the cash flow.
