Also, if the property is newer, the capex on both roof, HVAC, and pretty much all exteriors of home is a non-factor for nearly a decade (if say the property was built in '19).  

It actually addresses the questions I asked as opposed to some of the other respondents.

I personally want a tenant, but am not opposed to a roommate.
