The early termination fee, from other Property Management leases and forums that I reviewed is to 1) discourage a tenant from breaking the lease early in the first place but financially 2) cover the costs of advertising, showing the unit, etc involved with re-leasing the unit.

BP is a great wealth of information but you still have to network consistently online and in-person.  

Many investors have a minimum of $100 per unit.I need to see the new report to give a better review.

We've looked online at some houses further out that are larger and have larger lots. 

This means that if I own units there it is unlikely that new units can come online and compete with me.

You want to review income statement from HOA before acquiring the property as many kept increasing fees to the point it is not worth owning a rental as business.

I would like to take help with general suggestions, reviewing modifications to TAR rental lease agreements, short term rental agreements, sale contract documents etc on ongoing basis (either via phone or email).May I pls know if anyone can provide recommendations. 

There are a few local companies that seem to have decent reviews, but you never know... and I don't want to have to make the trip out every month or something to check in.
