By the way, I don't know of any conventional lender that can close in 30 days today, even with the most cooperative seller.Did you use the standard CAR multi-res purchase offer and joint escrow instructions? 

I could also partner for a multi family/duplex etc...

Turns out I sucked at flipping houses but I'm pretty good at rehabbing multi-unit properties and then holding them long-term, as a landlord.The most important lesson I can share is "you make your money when you buy the property".

It's impossible to tell from the photos what condition the home's mechanical systems are in or the condition of the roof.

I plan to buy and hold a 10 unit multi family apartment.  

I will be purchasing a small multi-family property, a duplex or maybe up to a quad.
