I've spoken to a few brokers but they can't seem to be able to do it due to it being in different states.Does anyone know of any brokers that can do this sort of multi-state insurance policy?

Hello BP,  THE ISSUE:  My CoC ROI in a HOUSE HACK is negative.My plan:  Is to HOUSE HACK in a Tri-plex, preferably a Four-plex, Multi family.  

Then later get financing for a multi family development I would like to place on it.Okay.

Beware small multi family in Las Vegas.

What, in your opinion, is a fair cost structure for small multi families (2-4 units) do you find acceptable?

It's listed on the MLS as the property is no longer zoned for mulit family use and it would be illegal non conforming use if multi family is ever allowed.

By using my strategy this person's 2nd multi-unit purchase would be 3.5% instead of 15%. 

If I have money sitting at self directed IRA + checking account, can I invest in same property (commercial multi family) using both accounts? 

I want to get my first multi-family home using an FHA Mortgage but I won’t have the full funds for the down payment and closing cost.

They have lots of multis for under $200K and I even spotted a few for under $100K that are close to turn key.
