Yes, the average daily balance can affect it, but using an interest rate like 16% would likely still cost more since it's so ridiculously high that paycheck parking will not mitigate that as much as would be required.

To get the equivalent of that in cashflow it would take me years.For me, if one is starting out they should prioritize cashflow to mitigate risks, once you have a decent amount of cashflow I would tip the scale a bit in favor of appreciation as you scale.

Drive down 4th or Summit St on a Saturday gameday and the porch roofs are filled with shirtless kids in lawn chairs (yes on the roof), baby swimming pools in every yard, and so many red solo cups they cover the entire lawn...fun times.All this can be mitigated if you have a highly experience PM that specializes in college rentals.

same can be said for a bummer tenant that destroys your home wont pay rent takes months to remove.. its all some form of risk that can be mitigated to a certain extent.
