it does happen but its rare.the VAST majority of properties that actually go to sale are bare land. if there is a home on it and as long as it is not posted no tresspassing.. etc you can always just drive up to the door and talk to the owner.. nothing different than when folks door knock you.. for any other thing. like selling magazines  religous folks .. etc.
