However, I made the argument to listing agent that they should want to spend the money at the very least to simply drain the basement water out since it's still an asset that is slowly deteriorating and losing value every day that the water sits there and investors/buyers will not want to take a risk on a property with a question mark like that.

And then the market crashes, you have to service your loans yourself and you lose everything because you were leveraged.

Sometimes, it's an owner who chose the wrong broker and all they know is sites like this.

I have been going through quite a bit of knowledge on learning ARV's for houses in various zip-codes and have attempted  doing my own "comps" but have only been using sites like Zillow and Redfin.
