You can still get a loan your just not listing that's a condition of the deal and can loose your earnest money deposit if you don't close.

If you can house hack the best option is FHA even with the penalty of the MPI because you only need to put a 3.5% the cash flow you loose is negligible to the ROI you will  be making due to the low money down.

Only because they were not the best tenants, I know good people on section 8, it’s just an expense you should have in the reserves and not consider it guaranteed money as they can loose it if they fail to meet the terms or fail an inspection.

Some advice for anyone looking to leverage FHA is to remember that the "Self Sufficiency Test" (for 3+ units) will typically mean that a property must loosely already meet the "1% rule" or the numbers simply wont work for the underwriter.
