Be the hero and prepare yourself for a lot of late/missed rent months.

I have been driving for dollars whenever I can but I usually get off to late to be knocking on people’s doors.

And MAYBE 1 late payment total.

We certainly shoulder most of the blame for the misunderstanding).So the financing deal closed today (a week late because their lawyer's office screwed a few things up along the way).

Of those eight, seven are behind on less than one month of rent, mostly due to unpaid utilities or late fees.

The tenant who signed up for the new internet service in his name also never responds when I try to communicate and he has disturbed the other tenant several times by playing games late at night and being loud (the lease also states no one should cause disturbances and tenants areentitled to quiet enjoyment of the premises).My question is: what action should I take here?

It hasn't been enough of an issue that I tear my hair out, but there have been a few problems:Tenants washing laundry late at night while others are trying to sleep;Someone starts laundry and forgets to finish, leaving wet stuff in the washer or dry stuff in the dryer;Someone stole another person's detergent, softener, or even some of their clothing;Tenants don't clean the machines or the laundry room after use;Those are just a few of the most common issues.
