You don't want to get them too fresh or folks get really upset. 

Tenants paying $750/month for a house aren't likely to be top of the line.It may be a great deal, but do some serious investigation first.

@Glen Fagin  if the loan was underwritten correctly and its IL.. take the deed in Lui and move on.one thing I have seen many crowdfunders do. is move into markets they I really don't think investigated how arguous the foreclosure process's are there are simply some states were you should not or cannot make loans  if your a private investor like crowdfunders are.

You should investigate your specific program through the Office of The Comptroller and your EBO.

If this is your first house, investigate any first time home buyer programs.  

Upon further investigation, I found the children would need the money in a year.
