There are 7 other tenants all section 8 and all of them have been trouble for the current owner and lets just say after my initial visit I am not going to want any of these tenant living there.

If not, the initial cash flow will be the highest you will ever receive, and you will have a continuously declining standard of living.Population Size - Greater than 1 million.

I'd love to see a detailed breakdown including, but not limited to, financing/initial investment, NOI, cash flow, CoC return, etc.

(I am just asking since I have not managed to get a deal that good, and would like to learn/gain some new perspective from more experienced ppl, like how much cash-flow are those deals, how much downpayment/initial cost, how much monhtly estimated expense, etc)

It was for sale initially for 225K, I offered 100K and we settled at 110K.

The insurance was $2400 initially, but after 5 years now it is at $3800 a year.

Is waiting for the note holder to initiate foreclosure the only way to find out who the actual lien holder is?

@Joe Splitrock  there was no real push back on the initial breakage because the tenants saw how bad the damage was from the storm and we finagled getting the power up sooner by flagging down a crew from down south who were driving by as soon as my electrician was done so it was a half day no generator.   

Let's assume you plan to do more BRRRRs over the next 3-5 years, and are currently funding the initial purchases using private money at 10% interest.
