Your offer  $65,000.00 however your offer does not present the sellers with an adequate solution to their problem and will not leave  with enough money to do anything with the proceeds of the sale because they might have calculated they will need $14,000.00 to get a new start with another property or a rental.

Does anyone have any experience with WN Financial Solutions that they are willing to share?

@Brandon Heath Good to know I'm not the only one who's tired of watching my money go down the drain each month and not being able to find another solution locally.

My solution has been to send a series targeted letters to high equity, high-shot leads, in sequence with each letter having a single theme and unique selling proposition.This can be followed up with a phone call inquiring if my letter was received and if I can be of further help. 

Sounds like an easy solution to me: post it in the market place and find a new buyer.

If you can get $1150 for fresh paint and a clean place it may be a better solution than shooting for $1300 if it is going to require stainless, granite and glassed in showers.Enjoy the process either way.
