It may not cashflow from Day 1, but will in 1-3 years and you'll have nice appreciation.That's how my manager started out and what he still tries to do.DM us if you'd like to chat more.

Obviously we're seeking to do an inspection and have the property appraised, but I think we are in a good starting position.

I would start off by getting several quotes.I can tell you that my regular AC guy charges 40% more than the guy I go with.

My opinion is while not directly correlated, when banks start losing money and increase in defaults lending tightens and large losses typically will lead to more job losses.

I just started my career in the U.S. military and am hoping to have my first assignment in Europe, specifically Germany.

We also have access to a $30k HELOC, fixed 8.5%.The current mortgage is $1600 and exact units in our block are renting for $2600+/mo, but the property doesn't pass the 1% rule.We want to start investing in RE again.  

Another consideration would be to look at it as a start-up expense if it's regarded as a trade or business (can deduct up to $5,000 immediately for eligible start-up costs).
