Is there a sort of checklist of docs/information that is necessary before applying to a lender? 

If it does not come with the building then you have to worry about re-imaging versus rising food and labor costs with increased rent annually.

You should also have some sort of white paper or PDF that you can use to create engagements.

Just look at all these shows on TV that enhance an image of a flipper - every last one has a team.

Does anyone know a lender that would take an Australian mortgage to 95% plus LMI so that the $330k property can retain a $313k mortgage so all debts get sorted into one monthly interest only repayment that the rent would cover.
