Any idea what my options are?

I'm a newbie and I'm analyzing a 10-unit property to buy and hold.

That’s probably what I would do rather than holding a 3/1 SFR.

Your profit is $50K*** obviously you need to include holding costs, taxes, broker fees etc. 

Additionally new creative investors who have no idea what is going on benefit from us.

It will give you something to fall back on should the work not be done how you want and gives a contractor clear expectations, which is all-around helpful.From a Contractor's point of view: I used it (detailed Scope Of Work) to hold the customer accountable and keep the job moving.

I'm interested in getting started with turnkey and/or brrrr for long term hold.

I don't intend to live there, but I want to hold onto the property for a while once I purchase it.

I am looking at a house in that area as a buy and hold with a tenant already in place.
