Also, I'm in the south, so I'm also concerned that doing so would make the backyard even hotter in the hot summers and less attractive to spend time outside.

-It is 40 yrs old-Aluminum wiring-No central air/no heat-Evidence of water damage around most windows, and kitchen flooring-I don't remember there being a hot water heater-Last owners replaced some windows and did a shoddy job-No car port/no storage shed-The cabinets in the kitchen appear to be home made with plywood and white paint-Soft wallsBUT mostly.. it's a 2/1 and they just don't move like the 3 bedrooms.As far as why did I settle for only 4k?

@Yogesh M sayanakarI’ve been a builder for 23 years and built 170 homes call me I’m glad to answer your questions. 970-209-1155 Banks are sticklers on houses being completed There is a difference between complete and punch list items.Gas line is not a punch list item got to have hot waterCracked cabinets is a punch listShower doors is a punch list Certificate of Occupancy is not a punch list(I have gotten CO with out house complete)With supply chain issues it’s been difficult to get house done in timely manner.Walk home with builder make 2 listsPunch items than need to wait on suppliersPunch lists that can be completed so you can get tenants in and start making money It’s hard to come back when people are living there!!!

Even when situation became "hot" she was reluctant to give me rental agreement etc.And almost 2 weeks late in rent she tried to convince me by all means that rent was coming, probably "today", she will let me know when she gets mail, then she disappeared, then it was we would get it tommorrow, they would pay late rent fee - she did everything to give them as much time as possible before I could take any actions against them.
