I was specifically told when I had the property under contract that all I would have to bring was 10% of purchase price and to estimate 3 to 4 k for closing costs.I was prepared to put down 18 - 19K, but now closing costs are estimated at a little over 30K so I'm trying to reduce the downpayment by disputing the appraisal

What about going month to month with your tenants, and when you know they are good people with a reliable bank account, extending them to a longer lease to hopefully reduce your turnover rate?
