If there is no avoiding an 8-10% vacancy rate almost regardless of your rents, because of other factors - poor neighborhood, unstable economy, etc - then you would probably be wise to just price right at market or maybe even a hair above and accept the vacancies.

Useful life being a statistical figure initially, but should be realistically refined during the 3rd and 4th quarters of that life, adjusting the "remaining life" accordingly.The chart for "Annual Expenses by Component" is actually a "cash flow" view of the scheduled replacements based on the component summary "remaining life".Now for the bad news...back to that $10K per owner shortage, or underfunding, to correct that and get on track with the actual 30 year plan (and for the moment we will assume the "Total Cost" figures are reasonably close, and all major elements are included in the component list), your maintenance fee needs to be increased by $795 per month for 12 months.

For something as little as a clogged toilet or backed up shower (wifey's hair), I can open an app, and a few taps later, it's taken care of within a few hours. 2) Amenities - I rent a place that's nicer than I'd buy.

keep in mind by the time a NPN gets to the street so where an individual who cant buy a larger tape gets a whack at them they are pretty picked over and many times have some hair on themthat's my take on it....

This fact plays much stronger in my market than lending standards.Values around Puget Sound are increasing rapidly because of the success/types of employers based here (Amazon, Microsoft, Starbucks, Expedia, Costco, Alaska Air, PACCAR, Weyerhauser, Cray, F5, Redfin, Zillow) which is drawing in many high pay employees, the lack of supply noted by @David Dachtera, the copious number of all cash buyers (including non-US Citizens whom for example just bought my last home), exacerbated by restrictive building permits/zoning and the lack of land due to the amount of water/shorelines and steep hillsides; not so much because of a incremental lowering in lender standards.Median Seattle Home price $670,000, not exactly a first time home buyers market.https://www.zillow.com/seattle-wa/home-values/Overlay that chart with stock price charts for AMZN and EXPE...
