Unless banks have started doing No-Doc loans on a massive scale again, I see the residential sector as having a fairly sound foundation. 2008 is still fresh in the minds of many lenders, and everything I've seen says they're still being appropriately restrained.

We are all either fresh out of college or still finishing up with fire in our eyes to hit this business running.What I am curious about is if this would be a good business plan to build up some initial funds while also gaining some experience in the Real Estate business...

A good cleaning and fresh coat of paint go a long way.

So, we took possession July 17th and had everything cleaned out (I'm talking 6 full 20 foot truck loads of stuff), new carpeting installed, and freshly painted by August 31st.

You'd be surprised by what a little sanding and fresh coat of paint will do to old cabinets.

The property is in great condition and may only require minor cosmetic improvements such as a fresh coat of paint max!

I went back into the house and saw that the fuse box/electrical panel thingy was all torn out the wall so we decided to pass on it.......with a fresh new squatter now taking refuge there and all.Out of the empty lots 2 caught my eye.

--> Painting - Once the wall damage is fixed and the trim is all there, give the interior walls a nice fresh coat of paint, all one light/bright/neutral color.
