I owned a 6 unit small retail property many years ago and one thing that hurt our cash flow is when a tenant left the space sometimes stayed open for a few months at a time unlike a multi-family.Option 2 is to purchase and sell as biz condos

(e.g. new mechanical systems, HVAC, hot water tank, flooring, paint etc) But NOT thoroughly rehabbing it (e.g. new kitchen w/ granite, new bathrooms, new plumbing, electrical, windows etc)Personally, I have always rehabbed my rentals nicely, and asked for higher market rents.

Without dragging the post out too much, it was essentially a gut remodel (saved cabinets with paint), new bathrooms, new hvac, new windows, new flooring, new paint interior/exterior.

I’m not sure how plumbing venting works in these houses.Likely will also need new furnace and AC.Will need basic exterior remodel such as stucco over the existing brick .Finally it will need all the cosmetic stuff done like upgraded kitchen, bathrooms, floors etc.The house is 2900 sq ft but about 1000 Sq feet of that is the dining room and living room which needs very little done to it.Any rough ballparks on what I can expect this to cost with high end finishings?

For instance, I know appliances (ie stove or refrigerator) go in the 5 year bucket, however what about windows, floors or decks??
