I would like to pay minimally on the loan until the property is ready to rent (which I would assume I would then need to convert it to a mortgage) or ready to sell (can I leave it as a construction loan if I am selling)I am located in St Charles, MO, if anyone has a good model plan they wouldnt mind sharing or tips or anything I would greatly appreciate it!

I will confess that my primary hobby, my way to let off steam, is to find and do profitable deals in real estate.That said, I have been working with a sweat equity model. 

Here's a basic outline we used for hands on involvement:Tell them: teach,  discuss, explain.Show them: Model as they watch.Involve them: Let them participate with you there, and then on their own.

As the landlord and the one who hired the handy man, you should take responsibility for the damaged AC unit and have it replaced with a new one of equal value, preferably the same make and model.

People calling around everyone to see what sticks go to the bottom of the pile if I have nothing going on which I stay very busy.Fine if people want to stick with that approach but it is not part of my business model.  

Take bits and pieces of advice from everyone trying to help you and create your model. 

Welcome @Dontae Scott,Before you even begin to think about placing signs, do you have your business model already in place?

With that being said, there are a bunch of very knowledgeable "turnkey" providers on this site from Memphis who are very knowledgeable and seem to do this model quite successfully. 

A good place to start would be Papersource...they offer a series of document models within their files to get you going.
