Crime including violent crime is still a lot higher than the westside neighborhoods too. 

All the criminal activity in that neighborhood in the past 6 months consisted of larceny/burglary, with most of it not being on Ursula Avenue.  

You need a curb cut, which is probably a permit from the city, and based on what I see of that house and the neighborhood in your picture I would do pea gravel, and maybe a concrete apron from the curb cut to the sidewalk. 

Yes, the market is competitive-but we are still having great success sourcing properties that fit our investment criteria.

You can also drive or walk a neighborhood and look for poorly maintained homes and find the owner that way (this method heavily depends on your market)  it probably wouldn't work to well in places like CA

@Hae Sun YiThe whole city of Chicago is hard to compare directly to a town like Naperville as far as rent values, property values and taxes because the city of Chicago is so large and diverse one neighborhood compared to another is really like comparing Naperville to another suburban town. 

It’s a good neighborhood, and no one should have to tolerate that behavior. 

I am pretty big into fitness and hope to one day own my own gym! 

B- neighborhood lots of rentals, lots of owner occupied little Sec8 neighborhood..
