Sure there are asset based loans but even they want to make sure you're capable of paying them monthly.

I can definitely get an FHA loan but I'm fighting the Mrs on selling our place and moving into a 4 unit and I believe you have to live in one of the units to utilize the FHA.

@Daytyn RagragolaIf you don't find anyone local, and don't mind working remotely, there are at least a dozen active CPAs/EAs on this board who are capable of working remotely with clients. 

However, I think a capable, experienced Realtor may be a good connection for you.
