I'm currently looking at 2 hilltop lots in phoenix to build a dream home. 1 is located at Lookout Mountain and the other on Central & Jomax.

The city of Renton, WA now requires landlord to certify the conditions of the building in great detail as well as many aspects of the landscape. 

Buying a lot and building new and selling a brand new house never lived in. 

The proposal includes plans for for more than 1,000 residential units at the north side of the project consisting of 122 single-family homes of various building types, 786 multifamily units and 153 carriage house apartments.

Homes like ours are selling between 100k to 200k, depending on various factors, in our area.

This extra payment deal is for consumer/homeowner that will spend all the money he has available on cigarettes, beer, etc. so he “fools” himself into “painlessly” saving money by building extra equity in his one big “investment”.A professional investor should NOT need to “fool” themselves into “forced” savings.  

If you can get into a building that needs a little bit of TLC, but is in a good part of town that’s also a great way to build up equity quickly after renovation 

The numbers still look good to me (especially since I have not even factored in possible rent increase by renting to section 8). 

In the next couple months, we are demolishing the rental houses and building metal buildings/flex space with many units that we will lease out to many tenants.
