Thanks again All the ones in Miami appear to be selling for much less than what the seller purchased the units for which is a red flag.

It really depends on location, quality of home features, amount of privacy for renters/members, and competition.

Build the DADU for around $200k-300k.

Depending on where you are looking, inventory for 1-4 units can be a challenge as a lot of the NW suburbs are all single family homes unless you are further NW like Rockford or Elgin or something like that. 

Purchase price: $65,000 This property was purchased for $65,000 and it was my first out of state deal.

The other we were striving for 70% of ARV.
