Like others here, I use several tools to gain an accurate perspective.A great exercise is to look up the comps on Rentometer, Zillow, and CraigsList, make a list, and then go drive / walk the neighborhood.

if you plan is you get out of the property over a shorty number of years then it will be important to pay down your principal to a point that if prices drop substantially you are not upside down when you need to sell.Work the numbers both ways and exercise your plan over a few different scenarios and see which one work best for you to grow you wealth.

I worked for 2 years with NAR and Freddie Mac on the the race/appraisal report that came out last year.Percentage of times appraisals come in low in neighborhoods by race.White - 7.4%Black - 12.5%Hispanic - 15.4%Appraisals come in low in black neighborhoods then at a rate of 69% more often than white neighborhoods and 108% more often in Hispanic neighborhoods than in whites.The sample size of the study was over 12 million appraisals with a time range of 2015 to 2020.
