Hi @Dick Rosen,  we also were using QuickBooks and are just in the implementation stage with PW and very unhappy with custom service and are considering moving to Appfolio before investing more time and energy. 

If they believe that they need to get more on the sale, then explain what has to be done to achieve that (ie market prep, repairs, showings, staging, etc) and especially that there will be more time involved in order to get the higher price. 

We are still in the initial stage of building a portfolio.

We have been paying the architect step by step as we have gone through the various stages, up to SD and construction drawings which are done.

HGTV although entertaining is mostly staged fiction numbers are not real.Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info.

I definitely still consider myself in the early stage of my REI career (learning as much as I can!)

This also discourages tenants from moving in people not on the lease and from having guests spend the night excessively.
