Although I don't know what the property would rent for so can't evaluate a buy and hold, I don't see how this could be a successful flip given the above numbers + the holding costs and the selling costs.Bill

I currently have my ROI target at 30% and $100 cash flow for each door but this is for evaluating deals for wholesaling.

It's great to hear that you're actively deciding to make things happen in REI.My suggestion on being a good wholesaler is to learn as much as you can about how Rehabbers/Flippers evaluate and execute deals.

The difficulty is it is hard for the inexperienced to cut through the sales pitch and evaluate the degree of actual knowledge and experience.
