Pick the phone up and call contractors to price the work, or hit Home Depot and price materials if you’re doing it yourself.As for what to charge for rent, idk how many people “need” 5 bedrooms.

May be best to go with an engineer or architect or contractor to get their opinion on the amount of work that is needed.

You must be in another part of BC which brings me to my next question - After you've spent the money fixing it up (which, most people will probably agree, you can assume will be at least 50% more than you've budgeted seeing as it's your first experience - and it's probably best if you calculate in a complete refurbishment of plumbing, electrical, perhaps roof or foundation - don't even try to do it piecemeal because it will screw you up in the end), after all that, will there be a GOOD market for resale?

We now have 15 properties, i went to a different model now having contractors do the majority or rehabs and i have handymen,plumber,electrician and hvac guy i can call when i need them.
