You're better off using Refin.com if you don't have access to the MLS because their information is accurate and up-to-the-minute.Second, you may be getting accurate comps and just not accepting it (although, I doubt it if the agents are as you describe).Third, you should look for an investor-friendly agent who's actually an investor also!

I highly doubt it will qualify as-is for conventional FHA even if it’s considered a 4 unit dwelling because there are specific habitability criteria for FHA loans: every appliance in the building must be working, must pass all local codes, every bathroom must have working toilet, shower, sink, every room must have heat, etc.

Check the gutters, downspouts and grade of soil/cement around the house and make sure it's draining properly as a lot of basement moisture issues can be fixed by backfilling and extending your drainage further from the building.

Yes, you should deduct from deposit for damages beyond normal wear and tear.Yes, you been more than nice to them, on repeated occasions and set yourself up to be taken advantage of.Yes, you should hold them responsible, but I doubt you have the proper lease and documentation to do this properly, nor you have the stomach to do it and you'll cave in the moment they will hit you back with a nasty reply.
