Overall I’ve found the too big house concept as described by Craig Curelop in house hacking book as the highest ROI. 2-4 units are harder to find, often hard to tour because of existing tenants not wanting to show the house, and often older construction.

Although you haven't provided figures, based on the median private loan size and interest rate it does seem the prices you were quoted are excessive.Within the space, broadly, there are 3 types of providers - which are described and listed in order of pricing from lowest to highest:Providers that are doing the rudimentary basics of getting an LLC/trust properly established and assisting w/ SDIRA custodian paperwork.Providers that are providing varying degrees of additional value in the form of compliance, structure, strategy, and more.

If they're just entitled kids being kids or it's one of the psychological problems dealing with a landlord I described above , I would probably eat the cost, despite it being a bit more than I usually pay per unit for a refrigerator.

That is fairly typical timeline unless there is a lot of competition and you need to shorten time frames but 30 days will pass very quickly.That being said you word the offer to purchase exactly as you describe.
