The only reason I wanted to rent a place 46 years ago was because I had just moved to California and that is when I experienced the landlords from hell.As far as denying any tenant applicant, I don't believe a landlord has the right nor the power to make a decision regarding an applicant's criminal history since persons with criminal histories still have the right to rent.

If the habitat is neglected and abused then so is absentee neighbor's ranch now /dumpsite.

You should deny rent payment if the late fee is not included.

Is the insurance company going to deny a claim as in their eyes it was flooding and not hurricane damage?

. she lives with her folks so she’s not paying rent, her student loan is about $70k HOWEVER when she went to apply for a mortgage she was denied due to her job not being considered permanent and through an agency so she was considered temporary.

Some tenants tend to abuse them.

She said she was in an abusive relationship and her partner didn’t let her work or go out of the house until he was incarcerated for kidnapping and assault.

My emotions are feeling like she is giving me a hard time for telling her that she had to contact me about repairs so I want to tell her to kick rocks but at the same time I don't want to deny a valid request that is based on her perceived safety. 

At one time maybe 20 years ago, it was very common, but was abused so much, like by roofers and contractors and maybe some slumlords, that the legislature basically made it all but illegal.   

My leases have $100+ per instance fines for denying maintenance access or showing activities in the house.
