Looking to purchase a rental property with $35k

Hello I have a friend who has saved up $35K and well on her way to 40. She is 25 and has a job with a yearly salary of about $67,000. she lives with her folks so she’s not paying rent, her student loan is about $70k HOWEVER when she went to apply for a mortgage she was denied due to her job not being considered permanent and through an agency so she was considered temporary. She has excellent credit and even had two cosigners ready to back her up.

Our question is, what could she do to obtain a FHA loan? Or any other loan at that?

She's considered going LLC but then fears having to place 15-20% down.

Any advice on obtaining any type of loans or what can be done would be greatly appreciated.
