In my dealings with contractors, there are definitely situations where more work may have been required thus more money, the original scope may have changed, or the contractor just thought it was worth more money because "it was harder than expected" or "took longer than expected." 

Will definitely look into that.

Definitely depends on the area and the how much maintenance the house will need while being rented.

I'm definitely not qualified to give any sort of advice relating to that, but it might be an idea you can pursue.

You definitely need to consider the liability, however, you can overcome that with insurance and taking the proper steps to follow the laws in your state around securing the pool.
