Unfortunately I hear these cases all the time and it really gives us dedicated property managers a bad name.I suggest handling the property management yourself and I agree with Christopher to use a Realtor to lease your rental and screen applicants -- you should approve the final applicant and conduct a phone interview with the applicant  prior to entering into a lease agreement. 

A good Realtor is worth his or her compensation for the time and dedication to finding and helping you close a deal.

This would be beneficial to us, as we could have somebody supervising the job dedicating more time to the research of new deals and we would like to establish a long term relationship, but so far we have been asked crazy prices compared to the others we get from separate estimations.

I'm a member.Furthermore, I can dedicate full time to this and be on the job working and directly supervising all the crews.

But the dedication and hard work you portray in your story is something I find hard to teach...sharing your successes really paints a picture of how important that piece of the puzzle is!

In return, the more experienced agent will expect dedication and hard work which is more than a fair deal.
