In a hotel scenario, you (or your management company, same thing for this purpose) would be entering their room daily, cleaning it up, changing their sheets, making their beds, replacing their towels, restocking their coffee supplies, etc.

I plan on having rents set to double the daily rate since I have usually arranged time off work and possibly contractors which I now have to reschedule so there needs to be a penalty on top of daily rates.  

Purchasing a 3 or 4 bedroom home and renting each room to 2 students is much safe, lucrative and many students will stay for 2 to 6 years meaning you don't have to hassle with daily management issues.

I do wear those shirts pretty much daily though.
