Either unit 3 will have to use a Laundromat until your tenant in unit 1 leaves, or you'll have to agree on some sort of compensation for the service (not needing to share) that you're taking away.If the tenant was told when they moved in that the laundry would be shared, tell them you're glad they got to enjoy sole use of it for so long and get over it (nicely). 

Not to mention, in most markets across the country, finding a house for $60K is unheard of.  

I agree SD is a tough market but you have to be persistent.

Note: My mom also just bought an income property and she is having a similar problem...only she actually let them move in and now they are refusing to sign the lease for the amount they agreed on...

@Robb Spearman I couldn't agree more;  DSM and WDSM are absolutely fantastic.   

AND you must maintain adequate reserves to take care of the disasters that may happen.I agree with all the advice you've been given in this thread, and its a very powerful group of people who have advised you here.

If he agrees to a zero down seller finance purchase then it looks like a decent deal.
