Rick Pozos - thanks for the info, I assumed that's how investors approached private money but wanted to make sure.

A few days after getting the offer signed the seller contacted me & informed me that she just found out the courts don't recognize her as the executor because there wasn't anything in writing from her parents like a will stating her as the executor.

I have another question for you Jose Flores it's probably a stupid question but when I am contacting the "we buy houses" sign I should have already contacted a seller and how do I go about approaching them with trying to assign them a contract?
