They can let the MLS do the work for them and their seller to get an easy commission, or they can run around and show you 15 different properties to find one that might match your criteria, and then possibly have your offer get beat out or have you walk away after inspections and then they start all over again... which one do you think the successful agent is going to choose?

I think the realtors do it more to try to get a number they know the seller will take, as opposed to trying to squeeze a few more commission dollars out of the deal.

Update: I just spoke to the Nebraska Real Estate Commission, and I was informed that I could hire someone without a RE license on a W2 basis, either full-time or part-time, and they could perform property management for me without restriction as long as it is on my properties.

If all the "good-news" calls would have been in writing, I would be throwing them back in the face of my agent right now instead of leaving a comment on this website.I realize that my agent and the seller's agent will get absolutely nothing in the way of commission, if this transaction is never completed.

A few things that I have come up with - not sure if they would have any effect at all - are:Offer a higher commission than the traditional 3% to a buyers agent with the hopes that buyers agents would steer their clients to my place.Do a 3D/Virtual walk through to increase odds of out of state buyers who might be willing to buy sight unseen.
