Or don't bother buying in the hottest seller-'s market in the country right now. 

Don't waste your money calling in anyone, I'm in the Albany area and have tried to do this, and if its already R2 zoned, you have ZERO chance of getting a variance to add a 3rd unit legally, don't bother trying. 

If you're cash on cash return is low say, 5-10%, why bother with the headaches of owning the property and go for a stock investment.

I woulda say the first month of the month to month is plus $100/mo (or why bother if you can’t make a $100.), the second month is plus $200, etc etc. 

If they don't make 3x the rent for the property they want to see then I won't bother showing it.These three questions knock out a lot of lookers that would otherwise waste of time.

On a serious note the ones that are outsources it is a smaller company that communicates well on the front end and once the property is stabilized I hear about turns and not bothered with little items they just fix it and make sure the unit is filled.

Should I even bother? 

The main reason is owners do not want to be bothered by FLAKES that call themselves buyers.I only work with about 20% of the buyers that contact me for commercial real estate.

The reserve is in order for them to take care of small repairs without bothering you, which is exactly what you pay for.
