Tenant wants to extend lease by 1 month

I have tenants that with a lease expiring at the end of May. They've already given me notice that they are leaving at the end of their lease because they are buying a house.

They just asked to extend their lease through the end of June to get everything wrapped up.

My partner doesn't want to extend because he says that a June 30th move-out date will be too late in the summer to easily get someone else in.

Any thoughts on this?  I know early summer vacancy would be ideal, but do you see any major shifts from early summer to late summer traffic in your rentals? I haven't had an issue with this, but I only have one rental that falls into the late summer turn-over time.

*I am already advertising and plan to start showing the property prior to their move-out.

@Cassi Justiz as you well know since you live here in Oklahoma, July is usually HOT which can put a damper on interest. You might consider giving them the option to renew with a month-to-month contract, but at a higher rate than what they are currently paying. Sometimes these "one month extentions" can turn into several months if things go wrong with their home purchase, so that's something else to consider.
