When it comes to probate be sure to go after the full authority cases which means they don't need court confirmation and the sellers can sell for whatever they want and it's much faster.

If the owner is deceased, you'll need to contract with someone who has the capacity, powers and authority to pass (transfer) title.This has little to do with whether the opportunity is potentuslly orofitable or not.

I've had a number of properties I've had agents say they wouldn't send in because it was "too low"...and I reminded them by law they had to, so they did...and the seller (guess who DOES have the authority to decide if the offer is too low) actually accepted that offer.
