I would do two things, contact the Sec. 8 worker and give solid details, photos, statements from neighbors etc....they may assist you.

Then call the Housing Authority and let them know that the Section 8 Tenant has violated the lease and that you need them to step in to assist in removing the violent non-lease occupant.

Even if the boss is on good terms with the lender, i.e. the payments are current, your seller will need the boss's assistance to get the PR.
