I think the age old advice of "Buy Low, Sell High" makes this a pretty simple choice.

(not by my choice per se; there was never a point in time where I looked over the application and approved that tenant on a 6-month lease at a discounted rent.)However, for everything that has occurred I haven't seen any documentation or any funds.I have a new property manager (Dave).

I also would only keep it for my personal portfolio and never sell to another buyer, but that is just a personal choice to maintain control to protect the person who's name is attached to the loan.

I like choices and will try out whats been suggested. 

MAke it digital so they can fill it out on the computer and email back to you.If they fill it out, you have the info you need to make better choices of properties for them.  

Regardless of the choice, the key to success for a blog or website is in having top quality content.If you can't provide that, you may as well stay offline.

I would pull title on the properties you are interested as long as we had an understanding that you use my title company when you buy or sell(usually sellers choice of services but i can usually get the buyer to get me on the deal)

It doesn't make any sense to get licensed to do bird-dogging or wholesaling but since it is regulated the way it is, we have no choice but to work with a brokerage with a sales license or get a brokers license, which one cannot get until you get a sales license.

But I'm going to take it slow so I'll (hopefully) make wise choices.
